Get to Know your Landlord

Most businesses start their business with a landlord, so it is a critical relationship to their business success. When dealing with any leased property remember:
- Everything is negotiable; it’s not just the rent amount it is also the rent-free period at the start, outgoings, fit out, renewal options and terminations.
- A formal lease is essential – but don’t sign it before you’ve had some formal advice as qualified review of a draft lease will usually find something that can be improved in your favour – most leases are written to protect the landlord not the tenant.
- Always pay the rent on time and if you get into trouble speak to the landlord – if you’ve been generally reliable they just might understand.
